Kevin Zwick Kevin Zwick, Chief Executive Officer
Kevin has served as Chief Executive Officer of Housing Trust Silicon Valley since October 2008. In this role, Kevin leads the overall direction, strategy, and impact of the Housing Trust and works to increase awareness of affordable housing issues in our region. During this time the Housing Trust has invested over $100 million into affordable housing in Santa Clara County and the surrounding community and the Housing Trust became the first nonprofit CDFI in the country to receive an S&P rating (AA-). Kevin has also helped lead key local and state affordable housing policy efforts, such as the passage of AB 532, securing Boomerang Funds, and adopting Housing Impact Fees in San Jose, Sunnyvale, Mountain View and Cupertino. He has served as member of the Santa Clara County Board of Supervisors Homeless Task Force, San Jose General Plan Update Task Force, San Jose Rotary Club, American Leadership Forum Silicon Valley’s Class XXV, Silicon Valley Council of Nonprofits Leadership Team and a board member of the Jewish Community Relations Council of Silicon Valley. Kevin helped found and now serves as Treasurer of SV@Home, the first membership-based affordable housing advocacy organization in Santa Clara County. Kevin has worked in the field of affordable housing and community development since 1999. Kevin received a Master’s Degree in nonprofit administration (MNA) from the University of San Francisco, and graduated from the University of California at Berkeley with a degree in Sociology.
Jim Mather Jim Mather, Chief Lending Officer
Jim Mather is Chief Lending Officer for Housing Trust Silicon Valley. Jim has also held various senior positions in community development banking at Union Bank, Bank of America, and US Bank. At these banks Jim originated more than $1 billion in loans and investments for affordable housing, and oversaw the asset management of large national affordable housing portfolios. Jim also worked in local government for the County of Alameda Housing and Community Development Department where he managed housing finance and policy. Jim has been an advisor on affordable housing, smart growth, and transit-oriented development to the California Department of Transportation, the Bay Area Council, and BART. He has provided expert testimony to the California State Assembly on affordable housing and local government issues. He is on the boards of Merritt Community Capital and Dignity Housing West. Jim has an MA in Architecture and Urban Planning from UCLA and a BA from Yale University.
Julie Mahowald, Chief Financial Officer
Julie Mahowald joined the Housing Trust as Chief Financial Officer in January 2016. Julie brings over 30 years of corporate finance, treasury management and accounting experience in high growth tech firms such as Oracle, Maxtor, Celestica, and various Silicon Valley start-ups. Julie’s roles included raising capital from banks and venture firms and an initial public offering. Julie also has extensive non-profit management experience through her volunteer board positions. She currently serves as Co-chair of the Los Altos Community Foundation and was a long-time board member of East Palo Alto Kids Foundation. Julie earned her BA in Economics from Tulane University and an MBA in Finance and MA in International Studies from the Wharton School, University of Pennsylvania where she was a Fellow with the Lauder Institute of Management and International Studies.
Sandra Murillo Sandra Murillo, Chief Operating Officer
Sandra Murillo, Chief Operating Officer, joined the Housing Trust in January 2012. Sandra oversees the administration of federal and local grant programs, loan portfolio management, and human resources. Sandra has extensive experience in grant administration and management, in addition to strong financial and underwriting skills. Sandra joined the Trust after 20 years of employment with the City of San Jose’s Housing Department, where she administered over $48 million in federal entitlement and stimulus grant funds. She has demonstrated strengths in policy development and program planning, budgeting and financial analysis. Sandra currently serves as Secretary of the Silicon Valley Council of Nonprofits, and Treasurer of the San Jose Conservation Corp and Charter School. She attended San Jose State University’s School of Business Administration and Management.
Julie Quinn Julie Quinn, Director of Resource Development
In July 2016, Julie moved to the role of Director of Resource Development. In this position, she is responsible for raising capital for lending, fundraising for operating and program support, events and marketing/communications. This is Julie’s third role since joining the Housing Trust in 2010. Most recently, she spent three and a half years as the Multifamily Senior Loan Officer where she was responsible for implementation of the Housing Trust’s multifamily lending activities including program development, origination and underwriting of over $30 million in loans. Prior to that, she was the Homebuyer Program Manager, responsible for underwriting, marketing and development of homebuyer loan programs. During her two and a half years on the homebuyer team, the Housing Trust assisted 214 first-time homebuyers with over $7 million in loans. Julie has 15 years of experience in community lending, affordable housing development and program and portfolio administration in both the public and private sectors. She holds a Master’s Degree in urban planning from the University of Southern California, and a Bachelor’s Degree from the University of California, San Diego. Julie lives in San Jose with her husband and two daughters.
pam-sized-for-web Pam Berkowitz, Senior Loan Officer, Multifamily
Pam Berkowitz joined the Housing Trust as Senior Loan Officer in June, 2016. In this role, Pam works with the Chief Lending Officer to underwrite predevelopment, acquisition, bridge loan financings, and expand the Housing Trust’s footprint in the Bay Area. Pam began her Standard & Poor’s (S&P) career in New York as a housing analyst where she was part of the team that developed S&P’s multi-family affordable housing criteria, and then became the first housing analyst in S&P’s San Francisco office acting as primary analyst or chairperson for multiple single and multifamily transactions. Eventually Pam moved into a business development/client relationship role and was instrumental in expanding S&P’s role in providing ratings for social housing providers and community development financial institutions. Pam earned her BA in Sociology and Economics from the State University of NY at Binghamton and her MBA in Finance from Baruch College. Pam is a parent volunteer for schools and sports teams in her neighborhood and is a board member for Congregation Beth Emek. Pam lives in Pleasanton with her husband and three children.
Martha Lopez Martha Lopez, Senior Loan Administrator – Multifamily Lending
Martha has served as Senior Loan Administrator for the Multi Family Lending Department since February of 2013. She has over 25 years’ experience in real estate loan administration. After working for several major for- profit real estate lenders in subdivision construction, commercial real estate and SBA lending departments, she took a loan administration position with a nonprofit CDFI in 2008. After working there for 5 years, the department closed and the loan program was assigned to Housing Trust. She joined Housing Trust as a loan administrator and assisted with the setup of the new Multifamily lending department. She completed Real Estate coursework at San Jose City College and lives in Gilroy with her husband and son.
Rosa 2016 Rosa Ly, Asset Manager 
Rosa joins the Housing Trust as an Asset Manager, bringing years of experience in multi-family portfolio management of over $600M in assets.  Her experiences include property management oversight, as well as reviewing cash waterfall projections, interpreting audit financials, and performing net cash flow analysis.  Rosa holds a BS in Business Administration with an emphasis in Management Information Systems from San Jose State University.

Jimmy supports the Housing Trust with asset management by ensuring our funds are being used by the people who need it most. In the past he has mentored students and worked in tax assistance programs, always looking for ways to pass knowledge to the people around him. As a Compliance Specialist, he realizes it’s not about pushing papers, it’s about helping the people of our community. Jimmy holds a BA in Business Management Economics and a BS in Technology Information Management from the University of California, Santa Cruz.
Vivian Vo Vivian Vo, Accounting Manager
Vivian Vo joined the Housing Trust in 2012 and serves as Accounting Manager, assisting the Chief Financial Officer in maintaining the organization’s complex accounting and finance records. Her efforts have contributed to three years of clean audits. Vivian holds a Bachelor’s degree in accounting from San Jose State University.  She started her career at a public accounting firm for 6 years. Prior to joining the Housing Trust, Vivian worked at the Health Trust for 5 years, providing back office accounting services to other non-profits. With her non-profit experience, Housing Trust is a perfect fit. She lives in San Jose with her husband and 2 children.

Calvin joined Housing Trust as a staff accountant, after working for a couple of non-profit organizations in accounting departments since 2011. Calvin has worked as an accountant, helping with AP, reconciliation, budget VS Actual and Business property statement filing. At Housing Trust, Calvin assists the accounting manager with daily operations. Calvin holds a Master’s Degree in accounting from DeVry University, and a Bachelor’s Degree from the Cal State East Bay University.
Adria Quinones-Masur Adria Quinones-Masur, Home Ownership Programs Manager
Since July of 2013, Adria has managed the Homeownership Program Department, where she is responsible for the underwriting, marketing, and outreach of homebuyer assistance loan programs. In addition to the loan programs, the department administers and manages the Below Market Purchase Program for the City of Santa Clara. Adria assisted in the development of rehabilitation grant programs for the city of Morgan Hill and Wells Fargo. Adria partners with nonprofits, businesses, real estate industry professionals and faith based organizations to get the message out about affordable housing programs in Silicon Valley. Adria has over twenty years experience in the real estate industry. She is a graduate of San Jose State University and holds a Bachelor’s Degree in Business Administration.
Hong 2015 Hong Anh Ngo, Home Ownership Programs Specialist
Hong Anh Ngo joined Housing Trust Silicon Valley as a Junior Loan Underwriter in July of 2014, after working in both the legal and real estate arenas since 2009. Hong has worked as a paralegal, mainly handling personal injury, loan modification, debt negotiation, and bankruptcy cases. She also worked as a real estate coordinator and a loan underwriter. At the Housing Trust, Hong assists the Homeownership Programs Manager in underwriting and marketing our available down payment assistance loan programs. Hong went to San Jose State University and graduated in 2007 with a B.S. degree in Management. She is an undeniable foodie who also enjoys sightseeing, traveling and hiking.
Jeanette Ruiz-Granada Jeanette Ruiz, Compliance Specialist
Jeanette has been with the Housing Trust since 2008. In her current position, Jeanette draws on her 15 years of experience in the housing industry to support the Asset Management Department with portfolio management. Prior to joining the Housing Trust, Jeanette worked as an Escrow Assistant at LandAmerica Commonwealth Title.
Alison Frost, Development Specialist
Alison Frost joined Housing Trust Silicon Valley in the role of Development Assistant in 2013. In this role, she supports the Development Manager with donor stewardship efforts, event planning, and grant writing. Alison has a passion for art and design, and enjoys being able to serve the Housing Trust creatively by designing their print and marketing materials.
